The basics
What is Bovarius Capital?
Bovarius Capital is a multi-strategy capital platform that sponsors single-purpose investment vehicles for accredited investors. Its active strategy is residential real estate development in Texas growth markets, with homes built in-house through its affiliated builder, Canvas Homes, LLC.
What exactly am I investing in?
A specific project. Each project is its own single-purpose partnership that acquires one Texas parcel, builds a home on it, and sells it. Your capital is tied to that identified project and secured by tangible real estate — the land and the finished home — not pooled across a blind, commingled fund.
Who can invest?
Offerings are private, made under Regulation D Rule 506(b), and open only to accredited investors with whom the firm has a substantive relationship. If you're exploring an investment, the first step is a conversation.
Structure & returns
How are returns structured?
Investors are paid first. Each project uses a waterfall in which investors receive their capital back plus a preferred return before the sponsor shares in any remaining profit. The specific preferred return and profit split for a given project are set out in that project's offering documents.
What return can I expect?
There are no guaranteed returns. Each project's offering documents include its projected economics, which depend on factors like land cost, build cost, timeline, and sale price. Projections are estimates, not promises — real estate involves risk, including the possible loss of principal.
What is the minimum investment?
Minimums are set per offering and detailed in that project's private offering documents. Reach out and we'll share the current terms.
How long is my capital committed?
Each project is a build-and-sell investment with a defined life — typically a couple of years from raise to sale, rather than an open-ended hold. The expected timeline for a specific project is described in its offering documents.
How and when do I get paid?
Distributions generally occur when the finished home is sold. Proceeds return investor capital, then the preferred return, then the profit split. Timing depends on the construction and sale schedule of the specific project.
Protection & risk
How is my investment protected?
The security behind your capital is tangible: a deeded Texas parcel and the home built on it, held in a single-purpose entity dedicated to that one project. Investors are positioned ahead of the sponsor in the waterfall.
What are the risks?
Like any real estate investment, projects carry market, construction, timeline, and execution risk, and the investment is illiquid. You should be prepared to commit capital for the full project term and to bear the risk of loss, including loss of principal. Each offering's documents describe its specific risks in detail.
Who builds the homes, and why does that matter?
Construction is delivered in-house by Canvas Homes, LLC, the affiliated builder, under contract to each project. This vertical integration keeps cost, schedule, and quality under the same oversight that raised the capital — and keeps builder margin inside the structure rather than paid away to an outside contractor.
Where does Bovarius build?
In Texas growth markets — currently the Magnolia area of Montgomery County, north of Houston along the I-45 corridor, known for mature live oak canopy and large wooded lots.

What about taxes?
Investors in a project partnership generally receive a Schedule K-1 each year. Bovarius does not provide tax advice — please consult your own tax advisor about your specific situation.
Is the investment liquid?
No. These are private, illiquid investments with no public market. Your capital is committed for the defined term of the project.
